Cost of a property inspection depends on a variety of factors, including: square footage, age of the home, number of heating and air conditioning units and location of property.

We encourage you to allow time to attend at least the final portion of the inspection. This allows us to walk through the home with you, pointing out findings and explaining elements of the report.

WHAT WE CAN’T INSPECT:

We do not have the ability to see through walls, look into the soil, see under secured insulation, explore under the slabs, or comment about items that are not visible by you and me. We have not been trained to predict the future life of ANYTHING that is contained in the inspected property. Mechanical fixtures or items can fail at anytime no matter the age or use. We will not be responsible for conditions after the inspection is completed. The home inspection is a "snapshot" in time…no more. Our inspection protocol is the same, every time, to insure that we don’t miss anything visible during the inspection.
